Just a stone’s throw from London Bridge, Monument and Bank, as well as within walking distance of major cultural sites such as the Tower of London and Borough Market, 33 King William Street is one of the most well-connected office buildings in Central London. Offering 225,000 sq ft of Grade A office space, this impressive building utilises large flexible floor plates and state of the art facilities, maximising natural light and outside space, built to BREEAM Excellent standards.
We were appointed to undertake the Mechanical Services Cat A Fit-Out works for the tenant providing dedicated ventilation, heating and cooling to 4 and 6 pipe fan coil units on general office floors, Trader floors and Specialist floors. The works included new infrastructure services comprising of new dedicated chilled water plant, providing critical chilled water to Trader Floors, Data Centre, UPS rooms and multiple IDF rooms.
The plant chillers had to be broken down into multiple sections, with each helicopter lift section weighing no more than 4 tonnes. Air time durations for the helicopter were restricted to a maximum of 45 mins, therefore the plant was pre-slung, and weight tested by crane off site prior to delivery, ensuring no time was wasted on the ground. There were 6 helicopter lifts in total, taking only 19 minutes each to complete. Following the lifts, the plant was moved into its final position, and reassembled and tested on site.
